Payback is the one-off build cost divided by the monthly saving. Exception cost is the tasks left over at the same loaded rate. An estimate, not a quote.

Income x4.5 is what binds, and the next ceiling up sits £27,000 above it. Saving more deposit moves the budget, not the borrowing. Reducing the monthly commitments is what lifts this.
Assessable income is gross income less annualised commitments. The stress ceiling holds the payment at 45% of assessable monthly income at 7.7%. Lender criteria vary. An estimate, not a mortgage offer.
